Long story short I have to let a rental property house go. It's very upside down and would require at least 10k that I don't have to fix it up for a short sale/rental because my previous tenant trashed it. I've tried to work with the bank for a deed-in-lieu but that isn't going to happen. Now I'm just waiting for it to foreclose. My question is this: When can I cancel my rental property (fire policy) insurance? I know that banks require that I have a policy in place or they can force me to have their very expensive policy. Since I am foreclosing, wouldn't that just add to the amount of money I owe them? Or is there some other liability I'm not aware of? It's just a fire policy so I don't think it even covers if someone gets injured on the property. Conversely, does this mean I have to up the insurance to a much more expensive vacant property insurance? Or will my bank bill me for that as well and add it to what I owe them? TIA
